The growing care need

The Barford Neighbourhood Development Plan acknowledges the need for purpose-built retirement housing with care, plus a care home providing nursing and dementia care.

Policy B3 – Ensuring the provision of accommodation and/or facilities to enable the elderly, infirm or disabled population to remain within the Parish of Barford.

The Neighbourhood Development Plan will support, promote, enable and implement the provision of accommodation and/or facilities to encourage the elderly, infirm or disabled population to remain within our Parish community for the whole of their lives where that is their wish, in particular avoiding late-stage distress relocation due to deteriorating mobility and health, simultaneously facilitating downsizing and release of larger properties.

The Ageing Demographic

By 2023 the over 65 population for the Barford area is due to increase by 19.2%, with the over 85 population due to increase by 46.2%. To respond to the needs of this growing age demographic, Opus is planning the development of an Integrated Retirement Community (IRC) comprising circa 40-bed care home providing nursing and dementia care, circa 40 Care Suites for assisted living and circa 80 Care Apartments along with a number of communal facilities.

What is an Integrated Retirement Community

An Integrated Retirement Community (IRC), often known as a retirement village, provides an environment for older people to live independently within their own homes whilst having the benefit of being part of a wider community. These are vibrant, social environments, with extensive facilities and services to assist people to remain as independent as possible, with care and support on site as required to meet their changing needs. IRCs integrate well with the local community providing a wide range of community benefits as well as diverse local employment opportunities.
